Short-term rentals near Yosemite
Two ways in. Both start with the same thirty-minute call, and neither one starts with a form.
Path 01 · You’re buying
I represent you directly
Bay Area and LA buyers looking for a second home that also works as a rental. I underwrite it, I permit it, I hand you a launch date.
Path 02 · You’re an agent
A referral, or a seat on the team
More qualified leads are coming in than I can personally serve. I’m not letting them sit, and I’m not handing them to someone who doesn’t cover these two counties.
I own the strategy on every client, start to finish. The showings and the paperwork are either me or an agent I’ve matched you with — more on that below.
01 Thirty minutes on the phone. What you want the place to do for you, how often you’d use it, and what you’re willing to spend. I’ll tell you if the two are compatible.
02 I run the market, you pick the county. Madera and Mariposa behave differently enough that this is a real decision, and it’s easier to make before you’re looking at houses.
03 Underwrite the specific parcel. Comps filtered by amenity, septic and parking checked against the bedroom count, and a whole-versus-split revenue model. For anything promising I’ve either already shot a walkthrough video or I’ll go shoot one, so you’re not flying out to see a house that was never going to work.
04 Permit in escrow, launch on close. Both counties allow the application to start while we’re still in contract, so the first booking window isn’t three months after you get the keys.
One thing to know
The goal is revenue inside 90 days of the first call. In Oakhurst that’s realistic — the permit runs one to two weeks. In Mariposa, where the permit alone takes one to two months and needs four inspections, plan on closer to four months and be pleasantly surprised.
Here is something most agents won’t tell you. The person who consults with you doesn’t have to be the person who runs your paperwork.
I do the strategy on every client. Revenue modeling, submarket selection, permitting, what your budget actually buys, and the call on whether a property is worth pursuing. That’s where my value is and I don’t delegate it.
The transaction itself may be me, my team, or a vetted partner agent — depending on your timeline, where the property sits, and who the right day-to-day fit is. I handle it personally on complex STR plays, off-market deals, and development scenarios. I bring in a specialist when your timeline is tight or the property is in their backyard.
I only align you with agents I’d use myself, my name is on every referral, and I stay on strategy through close. The reason this is better for you: you never sit waiting on my calendar to act on a property. Good listings here get multiple offers. A bottleneck costs you deals.
I work under a buyer broker agreement at a 3% commission. Many sellers cover it. When a seller won’t cover the full 3%, the difference is yours — and I’ll tell you that before we write, not after. Photography, video, and drone work are available separately.
Four questions I’ll ask on the first call:
And one most agents never ask: what are you not willing to do to make the number work? That answer decides whether you still like owning this thing in three years. Worth settling before we start.
No form funnel. A number, a permit path, and whether I’d buy it. If you’d rather read first, the Investor Guide covers both counties’ permit requirements, the seven-step evaluation I actually run, and the full buying timeline.
A number, a permit path, and whether I’d buy it. Faster than a call if you’re still browsing. If you’d rather just talk, the phone number above still works.
