What I'm buildingDid the work. Built tools to do it better. Then generalized the tools.

Everything below came out of a problem I hit in my own business, in roughly that order.

01 · The practiceYosemite. Client-facing. This is what pays.

Sharp Mountain Homes Team — sharpmountainhomes.com · Running
My eXp team, started April 2025. Buyers, sellers, investors, and agents who want to work this niche. Day to day, we’re on Instagram, Facebook, and Google.

Yosemite Area STR Investors (YouTube) · Running
Long-form video for people considering a short-term rental near Yosemite. Home tours, market breakdowns, investment analysis. Roughly half the people who call me mention this channel first, which means they arrive already knowing how I think.

Sharp Mountain Homes (YouTube) · Running
Listings, market updates, eXp. Different audience, different intent.

Sharp Mountain Tiny Homes — sharpmountain-tinyhomes.com · Just launched
A joint venture with a tiny home builder on short-term-rental-ready units — for owners who want to add revenue to land they already have. In Mariposa, where a single permit caps at three bedrooms, a second dwelling on the parcel is often the only way to grow.
Configurations are currently in development. Nothing is available to order yet.

Five stars is an operations problem.
Your weekend. Their vacation. One asset.

02 · The data layerBuilt for my own underwriting, then opened up

Yosemite STR Deal Finder — yosemite-str-deal-finder.com · Running

I license AirDNA’s data and refresh it monthly, then run it through an app I built. The library behind it now covers 24,933 active short-term rental listings and 8,370 vetted buyable comps across 132 markets from Gold Country to Kern, with 11 years of monthly data — real seasonality, not a trailing-twelve-month snapshot.

Two things it does that off-the-shelf tools don’t:

Filter comps by amenity. In a market where a hot tub is worth $15–20K a year, a projection built from listings that mostly lack one is just wrong. AirDNA’s Rentalizer can’t pre-filter for it. Mine can.

Model the house split into multiple listings. On a report I ran for a 2,765 sq ft Oakhurst property, whole-home came out at $86.2K a year. Split into a primary suite and a separate four-bedroom unit, the same house modeled at $202.2K. That’s the kind of gap nobody finds by eyeballing a listing.

Output is a full report: base, conservative, and aggressive scenarios, month-by-month seasonality, thirteen line items of operating expense, cap rate, DSCR, cash-on-cash, and cash-to-close. I send clients a live link — read-only or editable — so they can push on my assumptions instead of taking my word for it.

Sierra Nevada STR — sierra-nevada-str.org · Just launched
Market data and a vendor directory for the wider Sierra Nevada corridor, Three Rivers to Placerville. Licensed AirDNA data. Built because investors kept asking me about markets I don’t sell in.

03 · The productsNot bound to Yosemite

Hostmade — hostmade.co · Just launched
Paste an Airbnb, Vrbo, or Hipcamp link and get a one-page site on your own domain — plus a narrated walkthrough video — built to be found by AI answer engines. Free to start. For hosts anywhere. On Instagram and Facebook.

Realtymade — realtymade.co · Coming soon
The same engine pointed at listing agents. MLS listing in, property site and narrated video walkthrough out. Living-background video, schedule-a-showing, custom domain, edit by asking. Owners don’t have MLS access; agents do. Same engine, different front door.

Lenny Sharp AI Coaching — lennysharp-ai.com · Just launched
Free classes for agents and other professionals.

Most agents use AI, which is the wrong frame. A tool you pick up and put down doesn’t know your deals or your deadlines. I run a system instead — it reads my calendar, my email, and my transaction files, and hands me a brief at 3am: what’s about to breach, who I haven’t answered fast enough, what’s still open, the three things that matter today.

I built it between showings. No dev team, no engineering degree, 38 years of watching other people build software.

04 · And the photographyNot a business. The reason the rest of it looks the way it does.

I’ve been shooting since film — Canon bodies, DJI drones, a GoPro, and the phone in my pocket. More than 19,000 photos on Flickr since 2010: landscapes and people across Japan, Greece, Italy, France, the UK, Australia, Thailand, and China, and a great many attempts at the valley up the road.

I shoot my own listings. I shoot clients’ rentals when they’re launching. The “Photo Haiku 52” series, the prints on Fine Art America, and whatever’s on Instagram this week are all the same habit.

This isn’t a side note. Short-term rental guests book from photographs. An owner who understands what a good frame does to a booking rate has an advantage over one who doesn’t.
