Short-term rentals near Yosemite
More qualified buyer leads are coming in than I can personally serve. Bay Area and LA buyers looking for a second home near Yosemite that also works as a short-term rental. They found me through content, they know the market I cover, and they’re ready to move.
I’m not going to let them sit. And I’m not handing them to someone who doesn’t know this market.
Option A · Keep your brokerage
The referral program
Overflow buyer leads in Madera and Mariposa, routed to agents who actually work this niche. You keep your brokerage and your brand.
Option B · Join the team
Sharp Mountain Homes Team, inside eXp
Build an STR-focused practice with the tools, the lead flow, and the training already built.
I’m not recruiting agents who need to be taught what occupancy means. You already understand seasonality here. You know what a Bass Lake summer looks like against a Coarsegold shoulder season. You’ve had the permitting conversation more than once.
What most agents in this market don’t have is the data to prove it on paper, and the systems to do it at volume. That’s what I’m opening up.
The data behind it · refreshed monthly
Licensed AirDNA data, paid for and maintained. Not scraped estimates, not a screenshot of someone else’s dashboard. Amenity-level detail — hot tub, pool, game room, AC, pet policy — so you can isolate what actually drives nightly rate instead of guessing.
Eleven years of monthly data means real seasonality, not a trailing-twelve-month snapshot. You already have the judgment. This gives you the receipts.
1. I take the strategy call. Revenue expectations, target submarkets, permitting reality, what their budget actually buys.
2. I introduce you personally. You’re my pick, with my standards behind you — not a bounce to a stranger.
3. You run the deal. Showings, offers, negotiation, transaction management. Your client, your relationship, your reputation.
4. I come back at close. Vendor connections, STR setup, post-close support.
The client gets me plus a dedicated agent who knows the corridor. Nobody feels handed off.
What it costs you
Nothing.
No fee to join. No monthly. No production minimum. You pay 30% on closed referral business — if nothing closes, you owe nothing. The data platform, the directory profile, the briefs, and the coaching come with the partnership and stay active as long as it does.
Phase one is small on purpose. Right now this is a handful of agents I already know, working the markets I’m in every day — Oakhurst, Bass Lake, Ahwahnee, Coarsegold, North Fork, Fish Camp, Mariposa. I’d rather get this right with a few agents than run it sloppy with twenty.
1. Run a deal. Take any property in the two counties through the Deal Finder. Five minutes tells you whether this is worth a conversation. You’ll get the projection — revenue scenarios, expenses, NOI, cap rate, cash-on-cash, DSCR, monthly seasonality. You won’t get the comps underneath it. That layer is what partner agents get.
2. Give me thirty minutes. I’ll open the comps layer live on whatever you ran, show you the briefs, and answer whatever you want to ask about how referrals flow.
3. If it fits, we move. We sign the referral agreement, I get you into the platform, and your directory profile goes up. If it doesn’t fit, nothing changes and we’ve still got a good working relationship.
The referral program is for agents who already have a brokerage. This is the other thing.
I started the team in April 2025 because the short-term rental work had outgrown one person. If you want to build an STR-focused practice near Yosemite, the parts that usually take years are already built: licensed market data, an underwriting tool, a vendor network, a content engine that produces inbound, and the AI systems I run the business on.
What I’m looking for is not experience. It’s appetite. Every agent up here has done some short-term rental business. Very few want a practice that does nothing else.
If that sounds like you, start a conversation.
Which counties you cover, how long you’ve been licensed, and what your short-term rental experience actually looks like. My name goes on every referral, so this is a screen, not a signup.
